Selling your house for a job relocation
If you're moving for work and still own a home in Texas, the first question is whether you have enough time to list, find a buyer, and close before you leave.
This guide helps you work backward from your move date so you can see whether a traditional sale fits your timeline and what to consider if it doesn't.

- Start with your move date and work backward. Your runway needs to cover prep time, days on market, and about 30 to 45 days for a financed buyer to close.
- If you list on a deadline, pricing, agent choice, and buyer financing matter more because there is less time to recover from delays.
- If the house has not sold before you move, you may have to choose between accepting current terms, continuing the sale from out of state, or changing strategies before you leave.
- If a traditional sale runs past your move date, carrying costs on the for-sale house can keep adding up while you are paying for housing somewhere else.
- A cash sale gives up some price for more control over timing. Compare the likely traditional-sale net, your carrying costs, and the cash offer before deciding.
How much time do you have before your relocation date?
Start with your move date and work backward.
Your selling runway needs to include:
Prep time: 2 to 4 weeks for cleaning, minor repairs, finding a realtor, photography, staging, and getting on the MLS.
Days on market: the median number for homes in your area
Closing period: about 30 to 45 days for a financed buyer to close
For example, if your move is 90 days away and homes in your area are taking about 67 days to go under contract, there may not be enough time for a traditional sale once prep and closing are added.
If your move is farther out, listing may still fit. The point is to determine the timeline before you spend time and money preparing the house.
What has to go right if you list on a deadline?
If your runway supports a traditional sale, three things still need to go right.
Price. Overpricing costs more when you have a deadline. If the house sits and you have to reduce the price later, buyers may see that you are running out of time and negotiate harder.
Agent. You need someone who knows your specific area well enough to price the home correctly from the start. Ask about recent sales in your ZIP code, average days on market, and how often their listings sell near the original list price.
Buyer financing. A financed buyer can still run into appraisal, underwriting, or lender issues after you are under contract. If the deal falls through late, you may have to start over with much less time before your move.
A listing can still make sense on a deadline, but there is less room for mistakes or delays.
What happens if the house has not sold before you move?
If the house has not sold by your move date, you have three basic choices:
accept the best workable offer,
continue the sale from out of state, or
change strategies before you leave.
What matters is how much time and carrying cost you can absorb if the sale takes longer than planned. Decide before you list how much delay, negotiation, or added expense you are willing to take on.
If you leave the state before the sale closes, our out-of-state selling guide explains what changes once you are managing the house from another state.
What does a cash sale offer when you’re relocating?
A cash sale gives you more control over timing and simplifies the sale. You choose the closing date when you accept the offer, and then it's just about packing. There's no prep or showings or buyer financing issues.
The tradeoff is price. A direct cash offer will usually be lower than what a market-ready home might sell for on the market.
But the sale price is only one side of the comparison. If a traditional sale runs past your move date, you need to keep tabs on how much you'll be paying for the mortgage, property taxes, insurance, utilities, maintenance, and other costs on the for-sale house plus the cost of housing in the new city.
This is why knowing your selling runway, selling costs, and carrying costs matters. The math will tell you which option leaves you in the better position after the move.
