Selling challenges

Sell your Texas rental property as-is

A rental property only works when the numbers still work. If repairs, vacancy, tenant issues, or carrying costs are turning the property into more work than return, listing may not be the the most effective path forward.

Big State helps Texas landlords see whether selling as-is makes more financial sense.

What are your options when selling a rental property?

Most landlords consider two paths:

  • List it on the MLS — Usually your best shot at a full retail price if the property is ready to show, the tenant situation is manageable, and you have time. Expect prep, showings, inspection negotiations, fees, and buyer financing. Major condition issues may also require repairs before a lender will close.
  • Sell directly for cash — Usually faster and often possible with tenants in place or condition issues. The tradeoff is price: a cash offer will usually be below what a successful retail sale could produce.

The more tenant, repair, or timing issues involved, the more these trade-offs start to matter.

When does selling a rental as-is make more sense?

We regularly help landlords facing situations like these:

  • Rising insurance, taxes, or other costs have cut into the return and you do not want to put more money into the property
  • The property is occupied and you do not want to coordinate showings, wait out the lease, or rely on buyer financing
  • The tenant moved out and the house needs work you do not want to fund before selling
  • Managing the property from a distance has become more trouble than it is worth
  • A tenant is not paying and you do not want to manage the eviction and sale yourself
  • You ended up with a rental you never planned to own and want a simpler way out

Big State gives you a way out without putting more time, money, and management in first.

SELLER TESTIMONIAL

I was impressed with how efficiently the sale of the property was handled.

Our home advisor was amazing in how she expedited the sale, very professional and looked after my interests to get what I felt was a realistic and fair price. They went above and beyond in so many ways to accommodate my requests and needs for a stress-free closing.

Cannot say enough about how positive the entire process was from first contact with the office to after the sale.

What separates Big State from other cash buyers

No local buyer has our buying power

A cash offer is only as good as the team behind it. We bring your property to a network of over 250,000 vetted cash investors actively buying in Houston and DFW. That buying power helps us make a competitive offer we can stand behind through closing.

No local buyer has our expertise.

Rental properties come with complications: LLC-held title, active leases, delinquent taxes, unpermitted additions, evictions, and tenant issues. 20+ years in Houston & DFW means we know how to work through them so the deal doesn’t fall apart before closing. That’s why Big State has the highest closing rate among Texas cash home buyers.

We know this industry has a bad reputation. If you receive another written offer, we'll help you review it carefully so you can understand the terms, spot red flags, and make sure they can actually do what they say.

And if this path isn't the right fit for your situation, we'll tell you that too.

Questions sellers ask

It depends on the cash flow math, the condition of the property, and how much more time and money you're willing to put into it. If the rent covers carrying costs and you're not burned out on managing it, holding may still make sense. If repairs are stacking up, tenants are problematic, or the carrying costs have outpaced income, the math shifts.
