How long does it take to sell a house?
How long it takes to sell a house depends on two clocks: how long it takes to get an offer and how long the buyer needs to close.
This guide shows what can speed up or slow down that timeline, how Houston and DFW compare, and how a direct cash sale changes the timing.

- Start with your local days on market. Then add about 30 to 45 days for a financed buyer to close, plus any time you need to prepare the house before listing.
- Houston and DFW are not one market. As of August 2026, homes were averaging about 54 days on market in Houston, 50 in Dallas, and 48 in Fort Worth.
- Price, condition, buyer financing, location, and season can all change the timeline. Spring and early summer are usually more active than late fall and winter.
- If you are relocating on a fixed date, work backward from when you need the sale to close. A slower season or a house that needs work may mean listing earlier.
- A direct cash sale removes the listing period and buyer mortgage process. Compare the faster timeline against the price difference and the carrying costs you would pay while waiting for a traditional sale.
How long does a traditional home sale take?
There is no fixed number because the time it takes to sell changes with the market.
In a seller’s market, where there are more buyers competing for fewer homes, well-priced houses tend to go under contract faster. In a buyer’s market, buyers have more choices, so homes may sit longer and sellers may need more time to get an acceptable offer.
Your local days on market is a better starting point than a national average.
To estimate your timeline:
Look up the current median days on market (DOM) for homes in your city or ZIP code.
Then add about 37 days for a financed buyer to close. plus any time you need before listing for repairs, cleaning, photos, or other prep.
Freddie Mac says the closing period typically lasts 30 to 45 days after an offer is accepted, so 37 is the average.
How long does it take to sell a house in Houston and DFW?
As of August 2026, Greater Houston single-family homes were averaging 54 days on market, according to HAR. Dallas was averaging about 50 days, and Fort Worth about 48 days, according to Redfin.
Then add another 30 to 45 days for a financed buyer to close.
So currently the rough timeline is:
Houston:
about 84 to 99 days from listing to closing
Dallas:
about 80 to 95 days
Fort Worth:
about 78 to 93 days
This range doesn't include any time needed to prepare the house before listing. Condition determines what is needed to prepare.
Market conditions change, so check the current days on market for your city or ZIP code and add about 37 days for a financed closing.
What can make a house take longer to sell?
Price. A house priced above comparable homes may take longer to attract an offer. Starting closer to the market can reduce the need for price cuts and extended time on market.
Condition. Major repairs can shrink the buyer pool, especially when the property may not meet a lender or loan program’s requirements.
Buyer financing. A financed sale adds appraisal, underwriting, and lender approval after the offer is accepted. Problems at any of those steps can delay closing or cause the contract to fall through.
Location and local demand. Days on market can vary widely within the same metro. Compare your house with recent sales in the same area and price range.
Season. The month you list can affect how quickly the house moves. A summer move may line up with a more active market. A winter move may mean listing earlier or building more time into your plan
How a cash sale changes the timeline
A direct cash sale removes the listing period and buyer mortgage process. There is no lender underwriting or financing contingency, so the time from offer to closing can be much shorter. For example, we typically close in 30 days or less.
The tradeoff is price. A cash offer reflects the home’s current condition, the work still needed, and the value of a faster, simpler sale. You can learn more about weighing a direct cash sale here.
If you are relocating, compare more than the sale price. Include the mortgage, taxes, insurance, utilities, maintenance, and other carrying costs you will pay while waiting for a traditional sale to close.
If your move date is approaching, here's what to consider before you move. If you have already moved, here's how to run the carrying-cost math for an out-of-state sale.
When timing matters more than waiting
The right selling timeline depends on your market, your home, and how much flexibility you have if the process takes longer than expected.
